Stefan Swanepoel (born January 5, 1958) is an American business executive, author, researcher and publisher known for his research and analysis of the United States residential real estate industry.[1] He is the founder and executive chairman of T3 Sixty,[2] a management consulting and research firm serving residential real estate organizations, and of Real Estate News, a digital news service covering the same sector.[3] Born in Nairobi, Kenya, to South African parents posted abroad on diplomatic service, he immigrated to the United States in 1994 and founded T3 Sixty in 1998. He has written or coauthored more than 55 books, reports, and studies, and created the Swanepoel Trends Report,[4] the Swanepoel Power 200,[5] and the 2015 DANGER Report. His books have appeared on bestseller lists compiled by The New York Times, The Wall Street Journal,[6] USA Today,[7] and Amazon.[8][9][10]

Early life and education

Swanepoel was born in Nairobi, Kenya, the son of a diplomat, and went to school in Hong Kong and South Africa. He earned a Bachelor of Science in quantity surveying from the University of Pretoria in 1981 and a Master of Commerce in business economics from the University of Johannesburg in 1990. He qualified as a quantity surveyor before moving into real estate. In 1997 he completed an executive program in mergers and acquisitions at the University of California, Los Angeles. He also holds postgraduate diplomas in arbitration, computer science, real estate, and marketing.

He began publishing analysis of real estate trends in South Africa in 1987. He immigrated to the United States in 1994.

Career

Early years in the United States

Before starting his own firm, Swanepoel held senior positions at a New York based international real estate franchise network with roughly 25,000 sales associates in 30 countries, joining as a regional vice president in 1994 and becoming its president within three years. Earlier in his career he served as chief executive officer of a Realtor association and of a multiple listing service organization and as vice president of a bank. He had served as president of several real estate companies by the time he began publishing full time.

T3 Sixty

Swanepoel founded T3 Sixty in 1998 to bring more objective research to an industry that lacked reliable benchmarking.[11] For much of its history the business operated under the corporate name RealSure, Inc. and was also known as the Swanepoel T3 Group. It was based in San Juan Capistrano, California, and later moved to Ladera Ranch. Its clients have included franchisors, brokerage companies, Realtor associations, multiple listing service organizations, and technology vendors.

By early 2022 the firm had nine partners and associate partners, 12 business units, and more than 150 corporate clients. In February that year T3 Sixty named its president, Jack Miller, as chief executive officer with effect from 3 May.[12][13] Swanepoel, who had run the company as chief executive since founding it, moved to executive chairman and remained the largest shareholder. Miller became the second chief executive in the firm's first quarter century. Swanepoel's eldest son Tinus, a partner in the business, was promoted to Chief Operating Officer. T3 Sixty also spun its technology work into a separate company, T3 Data.

The wider T3 family of companies includes T3 Sixty, the consulting practice; T3 Data; T3 M&A, which advises on mergers and acquisitions in real estate and technology; T3 Talent, an executive search agency; and T3 Events Group. Swanepoel started the T3 Summit,[14] an annual invitation based leadership conference for residential real estate executives, and has appeared on its program as a speaker every year since its creation more than a decade ago.

Real Estate News

Swanepoel announced the launch of Real Estate News in October 2022,[15] less than six months after retiring as CEO of T3 Sixty, appointing Mitch Robinson as president and Stephanie Reid-Simons as executive editor.[16] Swanepoel had held the realestatenews.com domain for close to two decades and said he had wanted to build the publication for twenty years. The site went live on 24 October 2022 with an interview series titled Reset Moment,[17] featuring executives from Keller Williams, RE/MAX, and HomeServices of America.[18]

The publication covers the residential brokerage industry daily and operates independently of the consulting business, with its own management and editorial team. Swanepoel is its founder and executive chairman, and writes an occasional column under the heading Swanepoel's Inner Circle.[19][20][21][22] He has attributed the decision to launch the service to concerns about editorial bias and paid placement in industry reporting. By 2026, according to Semrush, an American software and tracking company, it had become one of the most widely followed daily news sources serving residential real estate professionals.[23]

Research and reports

Swanepoel Trends Report

The first Swanepoel Trends Report was published on 1 February 2006 by RealSure. It has appeared every year since and now runs past 200 pages, analyzing the developments expected to shape the residential brokerage industry over the following one to two years, across technology, policy, business models, and economic conditions.[24][25][26]

The 2026 edition, released in November 2025, marked the report's twenty first year. It identified brokerage consolidation, exclusive listing strategies and private networks, agentic artificial intelligence, and new brokerage platforms as the principal forces reshaping the sector.[27]

Swanepoel Power 200

In 2014 Swanepoel created the Swanepoel Power 200, an annual ranking of 200 senior executives in residential real estate brokerage. The list appears each January, ranks executives against a published set of criteria weighing organizational scale and authority, recent achievements, projected impact, and peer influence, and forms the lead section of the Real Estate Almanac. The 2026 edition, released on 14 January 2026, recorded the largest change in the top ten since the ranking began, with five of the ten highest placed leaders new to that tier.[28][29][30]

DANGER Report

The National Association of Realtors commissioned Swanepoel to produce a comprehensive analysis of the threats impacting the real estate industry for its Strategic Thinking Advisory Committee. Released in May 2015, the 164 page study drew on interviews with 70 senior executives from the industry and a survey among brokers and agents that returned close to 8,000 responses.[31][32][33] It set out 50 threats facing agents, brokers, the association itself, state and local Realtor bodies, and multiple listing services. The title DANGER Report is an acronym for Definitive Analysis of Negative Game Changers Emerging in Real Estate. The report has become one of the most read and cited reports in the industry.[34][35][36][37]

The report received renewed attention in 2023 when it was cited during the Sitzer and Burnett commissions trial, in which jurors awarded home sellers close to 1.8 billion dollars.[38][39][40][41]

Real Estate Almanac

T3 Sixty released the first Real Estate Almanac in June 2020 with Swanepoel as editor in chief.[42] The 450 page compendium indexed 2,257 companies, organizations, and leaders in five sections: the Swanepoel Power 200; a ranking of the largest multiple listing services and Realtor associations; a technology directory; franchise brands and holding companies; and the Mega 1000 ranking of the country's largest brokerages. Research for it began in September 2019 and took more than 1,200 hours.[43][44][45][46]

The Opportunity Report

In October 2024, 10 years after the DANGER Report, Swanepoel and T3 Sixty published The Opportunity Report as a type of a sequel to the DANGER Report, shifting the focus from threats to prospects. Built on interviews with more than 50 chief executives and other leaders, it discussed the changes since the original report and set out 20 courses of action for the industry to take today, covering agent compensation, artificial intelligence in the transaction, and housing affordability. Wide readership was considered important so the distribution of the study was sponsored by Homes.com and made available to the industry at no cost.[47][48]

Books

Swanepoel's first widely distributed book in the United States, Real Estate Confronts Reality,[49][50][51] appeared in 1998, written with Tom Dooley and Michael Abelson. He continued the Real Estate Confronts series through the late 1990s and early 2000s with 12 different titles covering technology, consumers, banking, profitability and the future.[52]

John Wiley and Sons published Surviving Your Serengeti: 7 Skills to Master Business and Life in March 2011. It is a business fable set on the Serengeti in which seven animals represent seven working styles, and it reached a general readership rather than a trade one. The book reached the bestseller lists of the New York Times,[53] Wall Street Journal and USA Today and has been translated into seven languages.

Speaking

Swanepoel has delivered more than 1,500 presentations internationally. Venues have ranged from corporate boardrooms and executive retreats to audiences of ten thousand at the Anaheim Convention Center, and have included the UCLA Anderson School of Management and the Sydney Opera House. His keynote topics cover future trends, leadership, innovation, and personal transformation, and several presentations are built on the material in Surviving Your Serengeti.[54][55][56]

Awards

In June 2019 the National Association of Real Estate Editors awarded its Gold Award in the twelfth Robert Bruss Real Estate Book Awards to Swanepoel and Paul Hagey for the 2019 Swanepoel Trends Report.[57][58][59][60][61][62][63]

His reports have taken four Axiom Business Book Awards medals: bronze in 2015 for the Swanepoel Trends Report 2015, silver in 2017 for the DANGER Report, silver in 2018 for the Swanepoel Trends Report 2018, and bronze in 2020 for the fifteenth edition of the trends report.[64][65][66][67][68][69]

Inman has listed Swanepoel among its real estate influencers, and named him among the Top 100 Most Influential Real Estate Leaders in 2008. Marquis Who's Who included him in its Top Executives directory in 2025,[70] and featured him in the New York edition of The Wall Street Journal on 2 April 2026.[71][72][73]

Community work

Swanepoel served as president of North Shore Give, a nonprofit organization on the north shore of Kauaʻi, Hawaii. Its work includes Namahana School, a tuition free middle and high school the organization initiated 14 years earlier; a scholarship fund for students at Kauaʻi Community College; the annual ʻOhana Fitfest; and North Shore Ready, an emergency preparedness program. A Gift of Health campaign raised money for medical equipment at an urgent care clinic in Princeville.[74][75]

In October 2025 the mayor of Kauaʻi, Derek Kawakami, presented a proclamation recognizing the organization, which by then had raised more than $1.3 million. Swanepoel resigned from the board in April 2026 for medical reasons and Louis LaFratta, who had been vice president, took over to lead the organization.[76][77][78]

Personal life

Swanepoel became a United States citizen after immigrating in 1994. He lived in Southern California for much of his career and later moved to Princeville, on the north shore of Kauaʻi, Hawaii, where he is based. He is married to Era Swanepoel, and the couple relocated to the island full time shortly before the pandemic. He has two sons, the elder of whom, Tinus, is a partner in T3 Sixty.

He was diagnosed with stage four prostate cancer in February 2026 and disclosed it publicly in a video message on 10 April that year,[79] saying he did not plan to step away from the industry and in May announced his next book The DNA of Real Estate.[80]
