Dov Hertz is an American entrepreneur, business executive, and real estate developer. He is the founder and president of DH Property Holdings, a firm specializing in real estate development, investment, and management. Hertz has also held executive positions at companies like Extell Development Company and Everest Broadband Networks.[1][2]
Career
Hertz began his career in the family real estate business, where he managed a mixed-use portfolio in Manhattan and Brooklyn, focusing on converting multifamily assets into cooperative corporations. He later transitioned to commercial office leasing at the Manhattan-based boutique firm Gronick & Karr.
Hertz founded Embassy Elevator Company, which specialized in maintenance and repair services in New York and Philadelphia. He sold the company in the mid-1990s and subsequently returned to the real estate sector, spending some time working as a leasing broker.
After his stint as a leasing broker, Hertz became the Senior Vice President of Requisitions at Everest Broadband Networks. Following his role at Everest, he joined Eastern Consolidated as a sales broker.
In 2003, Hertz was appointed Executive Vice President of Acquisitions and Asset Management at Extell Development Company, a role he held for 13 years. During his tenure at Extell, he was instrumental in securing deals for notable properties such as One 57, The Ring Portfolio, Nordstrom Tower, and One Manhattan Square.[1]
In 2016, Hertz established DH Property Holdings,[3] initially targeting urban infill markets near Manhattan. The company's first project was 640 Columbia Street, the first multi-story speculative warehouse on the East Coast. DH Property Holdings partnered with Goldman Sachs Asset Management to lease this facility to Amazon.[4] Since then, the company has expanded into markets in Philadelphia and Boston, focusing on acquiring and renovating old warehouses for use by logistics, delivery, and e-commerce companies.
