History
American Real Estate Partners (AREP) was founded in 2003 by co-founders Douglas Fleit and Brian Katz and is headquartered in the greater Washington metropolitan area. The company operates as a fully integrated private equity real estate investment firm, focusing on office, data center, mixed-use residential, and industrial development primarily along the East Coast of the United States, including Washington, D.C., Maryland, Virginia, Pennsylvania, North Carolina, and New Jersey.[4] AREP offers comprehensive services in capital investment, acquisition, site selection, development, construction, leasing, asset management, and property management.[5]
Since its establishment, American Real Estate Partners (AREP) has engaged in strategic partnerships to enhance its real estate investments and developments.[6] Notably, AREP has collaborated with Harrison Street Real Estate Capital for data center projects and Westbrook Partners for residential land development initiatives.[7]
In July 2022, American Real Estate Partners (AREP) concluded its third real estate General Partner (GP) fund, named AREP Strategic Opportunity Fund III, securing $63 million in equity commitments.[8][9]
In September 2022, American Real Estate Partners (AREP) introduced PowerHouse Data Centers, a division specializing in constructing six data centers spanning 2.1 million square feet in Northern Virginia.[10] PowerHouse Data Centers, a next-generation data center company, provides technical real estate solutions tailored for hyperscalers in the region.[11] The company has commenced construction on multiple projects, including the Arcola Data Center, PowerHouse Pacific, and PowerHouse ABX-1 at Beaumeade. Additionally, PowerHouse Data Centers has formed a joint venture with Harrison Street to develop several data centers in key markets.[12] Furthermore, they have acquired land sites for new data centers in Reno, Nevada, and Pensylvania, Virginia.[13]
