Esther M. Franklin (born August 11, 1978) is an American real estate professional, entrepreneur, author, coach, and mentor. She is the founder and CEO of Tri-State Paralegal Service, LLC, a real estate consultancy firm, and the co-founder and CEO of ALROWS, LLC, a right-of-way acquisition consulting firm.[1]

Franklin is a real estate title expert with 19 years of experience in real estate and transportation projects, including right-of-way, eminent domain, and land acquisition services. Notable projects include her work with the Department of Transportation, various Transit Authority’s, and other private and government clients.[2]

Early life and education

Franklin was born in Pittsburgh, PA, the daughter of the late Betty Lucinda Yancey and James (Bunny) Franklin, an engineer at Westinghouse. At the age of 3, Franklin was adopted by a relative of her mother, Lucy Ann Chapman Orgain. As a child growing up in Duquesne, Pennsylvania, Franklin enjoyed living near Kennywood Park.

Franklin graduated from Duquesne High School in 1996. She would then move on to earn a Bachelor of Arts from the University of Pittsburgh in 2000. In 2009, she obtained an MBA in finance from Colorado Technical University. Franklin also holds certificates in paralegal services from Duquesne University, Six Sigma green belt certification, and non-profit and public organizations management from the University of Pittsburgh.

In 2015, Franklin enrolled at the NYU Schack Institute of Real Estate to further her studies in real estate development. In 2018, she completed an executive certification course in building high-performing businesses from The Tuck School of Business at Dartmouth.

Career

In 2004, Franklin started her career in real estate at West Penn Financial in the Strip District. Subsequently, she transitioned to a real estate account analyst at Crown Castle.[3]

In 2011, Franklin established Tri-State Paralegal Service, LLC, a minority-owned real estate title agency in Pittsburgh, Pennsylvania. The company's core offerings include commercial title searches, paralegal support services, project management, and real estate closing services. Operating through a team of experts in complex transactional matters, Tri-State Paralegal Services provides real estate development, government contracting, and financial services.[4]

In 2018, Franklin, alongside Allen Thompson and Christopher Fowler, established ALROWS, LLC, a right-of-way acquisition consulting firm offering comprehensive services encompassing real estate acquisition, appraisals, relocation, title settlements and closings, and property management for clients in the private and public sectors. The company aids clients in navigating the legal, regulatory, and negotiation aspects to secure access to specific land or property for their purposes.[5]

Franklin also serves as an educator and coach, offering expertise in industry-specific topics and aiding fellow professionals. She has founded the Highway Infrastructure Courses, an online real estate training platform that delivers comprehensive education on real estate title and right-of-way matters, covering legal aspects of property ownership and land use for transportation projects. As of 2023, the platform features five courses.

In 2019, Franklin founded "The Top Your Fragrance," a high-end fragrance boutique offering fragrances and accessories. Notable products include a 3-pack replacement top for perfume and cologne bottles and a travel atomizer for convenient on-the-go fragrance use. She is also the founder of Marco Gerard Fashion, a fashion label.[6]

Franklin is a published author, having authored three books: "Isolation Measures," "Real Estate - Title Examination," and "Bridging the Gap: Breaking Barriers and Building Pathways to Transportation Careers." The latter emphasizes the importance of improving road infrastructure across states and highlights career opportunities in the transportation industry. The "Title Examination" is an e-book that guides readers through scrutinizing property titles, ensuring ownership history accuracy, and addressing any issues.[7]

Personal life

Esther Franklin resides in Pittsburgh, Pennsylvania. She has three children, Geordan Lawrence, Martae King and Gerard Lawrence.

In her free time, she engages in creative activities, including poetry, and social media content creation. Her poetic works include "Analogy," "Chaos and Confusion," "Deceit or Duality," and "Narcissistic Man."
